The Residential Data Input Form is utilized by NTREIS, North Texas Real Estate Information System. This is the system that handles in the DFW area. The purpose of this form is to serve as a guide to enter the information of a property into the MLS. This information needs to be as accurate as possible. Some of the property information can be pulled automatically but it is up to the seller to verify all data.
If previous data is pulled into the form from previous records, it is still up to the seller to verify. The house may have had 3 bedrooms and a garage in previous records so if the garage has been enclosed and converted into 4 bedrooms – that needs to be noted. The property needs to be advertised as accurately as possible. The buyer is ultimately responsible for their purchase but at the same time it is the responsibility of the seller to not misrepresent the property.
This data that is entered will be pulled and syndicated out to other real estate websites so it is important to get this information right the first time. When a person is looking for a house with 4 bedrooms over 1800 square feet in an MLS search – well this is how it finds the records. If we accidently input 190 sq dt instead of 1800, your property will never show up in the results. Work with your real estate agent to make sure something like this does not happen.
More than likely, your agent will give you the final data sheet from the MLS to proof – before it goes live on the MLS and out to the public. Help your agent help you.
