Obviously there are many ways to go after a FSBO and get a listing appointment or get a preview appointment or something like that. But I want to talk about some of the most popular ones and some variations of them that you can do to actually get more of them to respond and give you a listing appointment. And hopefully you can go out there and get a listing. So let's talk about one of my favorites, which is mail. Mail is a really good method that I've been using for years to go out and solicit listings. There's obviously many different ways you can use mail, from postcards to letters to long form sales letters to brochures and flyers, et cetera.
But one thing that I recommend is, when you go out and create a mail campaign, if you know what other people are doing in your market, make sure you do something different that helps you stand out. So for an example, a lot of really good markers say, if everyone's going this direction, go the other way. It's kind of cliche, but if you want to stand out with over 1.3 million agents in the marketplace, you’ve got to do something different.
The second method is cold calling. Now, this has been around forever. We all know a lot of coaches who teach different scripts and tactics and there's many types of messages that you can go with. I would say the same thing that goes with mail goes with cold calling. If everyone's using one type of script, say something different. If everyone's saying, “Hey, agents sell homes for more money -- why are you selling FSBO instead of listing with us?” then maybe use a different approach. Go out and say, “Hey, I congratulate you on your desire to sell your home alone. Maybe I can give you some helpful advice and some info to help you do it on your own.” Then later, when they decide it’s more work than they could do, they list with you because you're the agent that keeps staying in front of them and is helpful where everyone else is just trying to be pushy, pushy, pushy, and get their business.
Another method is ringless voicemails. Now what a ringless voicemail is, is there's technology out there that can make a phone call so it doesn't ring to their phone number, and then it leaves a voicemail. And you can do that at scale. There are a lot of compliance issues around this, so you need to know what you're doing, how you're doing it, make sure you don't get yourself in trouble.
There's an agent that we're hoping to talk to tomorrow, actually, that has been doing this with success, and our goal is to interview him, see what he's doing, how he's doing it, what he's saying, and then share that with you right here on this YouTube channel. So subscribe if you want to see it. So that's kind of a cool method. I've heard of a lot of agents that are doing this. Obviously you want to do it right. Nobody wants to get in trouble or get sued or have challenges or hurt their business. Number four is door knocking or drop-bys. Obviously, there's nothing new with door-knocking. However, there is some different ways that you can do it.
Another method is emails. Obviously this isn't anything new, but if you can get the emails from Zillow or from Craigslist, you can start doing like mini email blasts to sellers and the same things you say over here with mail and cold calling or even door knocking, you can write really simple to the point emails that get attention and it's all about timing. As we've been talking to Rick and Rusty and other agents that we're talking to, their said really when it comes to listing a FSBO, it's all about timing. You have to show up when they're frustrated, they're upset and they're ready to give up and you're there as the solution and if you stay in front of them and you keep connection in a friendly consultant selling way, when that opportunity comes up, you could get the listing. And so it's all about timing.
Another method is texting. Now obviously there's laws around a lot of these and you have to do your due diligence. Obviously I'm not an attorney, I'm not telling you to or not to. This is up to you on how you do is when you go out and text somebody.
